Milestone and SIRS envelope documentation, captured in a single session

Florida law requires condo and co-op buildings three stories and up to complete a milestone inspection at 25 years within three miles of the coast — 30 years inland — and to fund a Structural Integrity Reserve Study behind it. Phase 1 is a visual assessment of the building envelope. That is precisely what a drone does best.

Why it matters

What this actually changes

One session instead of a swing-stage program

A drone documents every elevation, every balcony line, every parapet and spall, from the same standoff distance at consistent resolution. No swing stage, no lift rental, no unit-owner access coordination, no six-week schedule.

Engineer-ready, elevation-indexed output

Your engineer of record gets an organized set: indexed by elevation and floor line, geolocated, timestamped, and consistent enough to compare against the next cycle in ten years.

Association-grade documentation

Boards are making seven-figure assessment decisions in front of unit owners. Imagery that is complete, dated, and independent is what makes that meeting survivable.

Deliverables

What lands in your hands

  • Full envelope set — every elevation at consistent standoff and resolution
  • Elevation index — imagery mapped to floor line and column grid
  • Defect callouts — spalling, cracking, sealant failure, staining, corrosion evidence
  • Thermal overlay — optional; identifies moisture intrusion behind the finish
  • Engineer handoff package — raw and processed, in the format your EOR asks for
  • Ten-year archive — repeatable flight lines for the next milestone cycle

Process

How the job runs

Coordinate

We work directly with the engineer of record and the association manager so the capture matches the EOR's Phase 1 scope.

Notice

Unit-owner notice language and scheduling support provided — balcony privacy is the number-one board concern and we get ahead of it.

Capture

One to three days depending on footprint and height. Consistent standoff, consistent overlap, every elevation.

Hand off

Indexed package to the EOR within five business days, plus a board-facing summary deck if requested.

Pricing

Published rates, no discovery call required

Rates below are standard scope in our home market. Gold Coast mobilization adds a flat $285. Priority dispatch halves turnaround at a 35% premium.

Frequently asked

About milestone & sirs capture

Does a drone survey satisfy the milestone inspection requirement?

No — and any vendor who tells you otherwise is selling you a problem. A milestone inspection must be performed and sealed by a Florida-licensed engineer or architect. What we provide is the Phase 1 visual documentation that the engineer relies on. We are the capture; your EOR is the inspection.

What is the current deadline?

Under HB-913, associations coordinating a SIRS with their milestone inspection had the deadline extended to December 31, 2026. Buildings within three miles of the coastline trigger at 25 years from certificate of occupancy rather than 30. Milestone re-inspection then runs on a ten-year cycle.

How do you handle unit-owner privacy?

We fly the envelope at a fixed standoff with the camera oriented at the structure, not into it, and we provide notice language associations can send ahead of the flight. Balcony-level imagery is captured for structural evidence and any incidental interior visibility is removed before delivery.

Can you work with our engineer's existing scope?

That is the normal case. Most of our compliance work comes through the engineer of record rather than the association directly. Send us the Phase 1 scope and we will match capture parameters to it.

We will confirm airspace, scope, and delivery date before you commit to anything.
