The Math on Aerial Listing Media in South Florida
Most agents evaluate listing media as a cost. It is more useful to evaluate it as a spread — the difference between what the listing does with it and what the listing does without it. In South Florida, that spread is unusually easy to calculate, because the underlying numbers are well documented.

Run it on an actual South Florida listing
Take the Naples Beach single-family median: $2,645,000. Apply the conservative end of the NAR range — 5%.

Even at a tenth of the published effect, the media pays for itself 16 times over. And that calculation ignores the carrying-cost saving from selling 68% faster, which on a $2.6M property with taxes, insurance, and maintenance is not a rounding error in Florida.
Now run it on the agent's side of the ledger
At a 2.5% listing side, that same $132,250 price effect is $3,306 in additional commission on one transaction. The media cost $795. But the larger number is upstream: 73% of homeowners say they are more likely to list with an agent who offers video marketing. The media is not primarily a selling tool. It is a listing-acquisition tool that happens to also sell the house.
Where this matters most right now
Counterintuitively, the highest-leverage market on the Gulf Coast for listing media at the moment is not the strongest one. Bonita Springs and Estero have seen active inventory rise 22% year over year to roughly 1,380 listings, with days-on-market stretching past 95 — and past 120 above $1M.
Rising inventory means every listing is competing against more alternatives for the same finite buyer attention. That is the condition under which presentation quality separates listings. In Marco Island, where inventory is down 34% and 68% of transactions close in cash, media works differently — there it is about justifying a price to an out-of-state buyer who will shortlist from a screen before ever boarding a plane.
What to actually buy
- Always get the twilight frame. It is consistently the highest-performing single image in luxury listing media and it is the one buyers screenshot.
- Insist on 9:16 as a deliverable, not a crop. A horizontal video letterboxed into a Reel loses most of its frame and all of its impact. It should be shot vertical, not cropped vertical.
- Show the context, not just the house. Beach access, dock and draft, golf frontage, the approach. On waterfront especially, the context is the value.
- Check turnaround before you book. Media that arrives after the listing goes live has missed the entire first-week traffic spike, which is where most of the effect lives.
